Urban Partners today announced the divestment of six modern care and nursing homes in Sweden on behalf of Nordic Strategies Fund III (NSF III). The portfolio has been acquired by Northern Horizon through its Aged Care Social Infrastructure Fund (ACSIF).

 

The portfolio comprises approximately 27,000 sqm and more than 370 care units across the Stockholm region and southern Sweden. The assets were completed between 2019 and 2021 and have been fully operational and stabilised for several years.

 

The transaction reflects continued liquidity in the Nordic care and social infrastructure market, supported by strong structural fundamentals, including long-term demographic demand and predictable municipality-backed cash flows. Nordic care assets typically operate under long-duration, CPI-indexed leases, with landlords acting solely as property owners rather than operators.

The transaction is expected to close in Q2 2026, subject to customary conditions.
