Both properties are located in well-established retail areas: Amhult in Torslanda and Läreda in Hässleholm.
The Hässleholm property comprises 8,841 square metres and is fully let to well-known retail operators. Willys, part of the Axfood Group, is the anchor tenant, while Elgiganten and JYSK also occupy significant parts of the property.
Läreda is located just a five-minute drive northeast of central Hässleholm and also offers good public transport connections. The catchment area includes approximately 130,000 people within a 30-minute drive. With Hässleholm serving as an important railway hub and being located close to national roads 21, 23, 117 and 119, the city is considered an infrastructure hub for northeastern Skåne.
“Läreda is an established retail destination with significant potential. This is well aligned with our experience of acquiring properties anchored by strong value-oriented retailers. It also provides us with opportunities to contribute to the further development of the retail destination in collaboration with partners with whom we already have strong relationships in many other Swedish municipalities,” says Jöran Rydberg, Head of Transactions at Svenska Handelsfastigheter.
The Torslanda property comprises 3,460 square metres and is also fully let, with twelve tenants including Lindex, Kronans Apotek, Arken Zoo and Svenska Handelsbanken.
Amhult is a rapidly expanding area and can be described as the district centre of Torslanda, developed on parts of the former Torslanda Airport site. The property is strategically located directly alongside national road 155, which connects Torslanda with central Gothenburg, approximately a 25-minute drive away. The catchment area comprises approximately 385,000 residents within a 30-minute drive.
“Amhult is an attractive retail destination in one of Western Sweden’s most rapidly expanding sub-regions. The combination of a large consumer base in the catchment area and the property’s strategic location provides our tenants with favourable conditions for continued growth over time.”
Jöran Rydberg continues:
“Through this transaction, we are adding two well-positioned properties in very strong locations to our portfolio. The transaction demonstrates our commitment to our growth strategy: through long-term ownership, collaboration with tenants and municipalities, and our extensive industry experience, we aim to strengthen our position as the leading player in Swedish out-of-town retail.”
Skandia Fastigheter was the seller in both transactions and was advised by CBRE Sweden and Cirio Advokatbyrå. Svenska Handelsfastigheter was advised by Vinge.
