The properties, Danderyd Ginnungagap 3 and Vallentuna Rickeby 1:485, have a combined lettable area of approximately 8,100 sqm. They are fully let to Vardaga Äldreomsorg AB under two separate leases, each with a term of 15 years. The properties were completed and occupied in early 2026 and will be environmentally certified according to Miljöbyggnad Silver. Closing took place on October 1, 2026.

The properties are located in attractive areas with good access to services and public transport. The property in Danderyd is located in Djursholm, an area with strong demand for care and nursing homes.

"With this acquisition, we are investing in completed elderly care homes that are fully let and located in attractive areas. With strong demand for modern elderly care homes in the region, this is a way to combine stable returns with clear social benefits. The combination of new construction, long-term leases and an operation that serves an important social function is a good fit for us as we build a sustainable property portfolio for the long term," says Jonas Bjuggren, Head of Real Estate at Folksam Group.

Folksam Group is one of Sweden's largest investors, with total assets under management of approximately SEK 1,000 billion, of which around SEK 77 billion is invested in directly owned properties. The investments are intended to generate strong returns for customers while contributing to the transition to a more sustainable society.
