The property has a Net Lettable Area of approximately 11,000 square meters and is being sold for SEK 790 million. The transaction will take the form of a company divestment. The buyer is a subsidiary of Delcore Fastigheter AB, a property company jointly owned by AMF and ICA Fastigheter.
Handover and payment of the purchase consideration is set for July 3, 2026. No earnings impact will arise from the transaction, which is expected to generate positive cash flow in the third quarter of 2026. Revenue attributable to the divested property will be recognized in conjunction with the handover. The earnings impact of the Hangar 5 project will not be recognized until the entire project has been sold.
“We intend to sell Hangar 5 in its entirety and are now divesting the first portion, which is let to ICA. The property’s location in the rapidly expanding Brommastaden area, adjacent to Bromma Blocks and Bromma Airport, is particularly attractive given the forthcoming future development of the area,” says Joachim Holmberg, Head of NCC Property Development.

Tenants in other sections of the project include Coromatic, ST1, XXL, the City District Department of Bromma, and the Biz Apartment apartment hotel. In March, NCC announced its intent to move its headquarters to Hangar 5 in 2027, at which point the project will be essentially fully let. Services, restaurants, a gym and public transportation are located directly adjacent to the property. The buildings have been certified to meet the BREEAM Outstanding and Excellent standards.
