Ikea Is Close to EUR 1 billion Real Estate Sale to Pradera

Dades Makes Three Purchases

Denmark Denmark — Dades has had an active week of investments where they’ve made three purchases. They started by bying the commercial property Laura hus in the Carlberg City, then bought 65 residential appartments in Koge and finished, then acquired a retail portfolio in Roskilde.

Allianz Closes Its First Debt Transaction in Sweden

This also represents the first direct debt investment for Allianz Real Estate in Sweden and with Eurocommercial Properties.

SSM Strengthens Board of Directors with Experienced Names

Balder Acquires Properties For More Than SEK 4 billion

Sweden Sweden — Fastighets AB Balder has entered into an agreement to acquire all the properties in the I.A Hedin Fastighet AB group from Anders Hedin Invest AB. The agreed value of the properties will amount to SEK 4.150 billion (EUR 434M) after completion of ongoing new and re-constructions. Balder also completes a directed issue of 3 million Class B ordinary shares, raising proceeds of approximately MSEK 690 (EUR 68M).

Skanska Invests in New Office Project in Helsinki

Large Klövern Share Divestment

Tristan Fund Buys Swedish Retail Portfolio

Sweden Sweden — The EPI Special Opportunities 4 opportunity fund, advised by pan-European real estate investment manager Tristan Capital Partners, has acquired four local shopping centres in the Greater Stockholm region and a retail park in northern Sweden for a total of around MSEK 900 (€94 million) from a fund managed by Aberdeen Asset Management.

Magnolia Sells 262 Apartments in Eskilstuna

Veidekke and Anthon B Nilsen to Build in Oslo

Norway Norway — Veidekke's subsidiary Norske Stålbygg AS has signed a contract with Anthon B Nilsen Eiendom AS to build a combined warehouse and logistics building for Blomsterringen and Primafloor at Lahaugmoen outside Oslo. The value of the contract is MNOK 156 (EUR 16.8M) excluding VAT.

The Norwegian State Has Sold Shares in Entra

Bonava Sells Housing Project in Denmark

Denmark Denmark — Bonava has sold a housing project in Copenhagen, Denmark, to the property company Balder for approximately MSEK 224 (€23,5M). The project consists of 74 rental apartments.

The Rental Residential Market is Buzzing in Finland

Finland Finland — This year will break the 2007 record number of major property transactions in Finland. The previous peak was brought on by international investors surging into the Finnish market as well as banks' lax lending policy. At that time, foreign investors accounted for approximately 60 percent of the sales volume, and loans amounted to as much as 70–90 percent of the transaction value. Now, foreign investors' share of completed transactions is approximately 20 percent and the loan-to-value ratio is 50–65 percent.
