The homes will, as of December 1st 2025, become part of Niam’s Danish residential platform, Nordhusene, and as a result grow past 2,600 units in operation.
“We are excited to add the two built-to-rent properties, which fits perfectly into our portfolio. Both in terms of the product and the location”, says Jacob de Lichtenberg, Country Manager Denmark, Niam.
In Middelfart, Nordhusene adds 110 one- and two-storey single family homes, while another 71 one-storey single family homes are being acquired in Gårslev, a city in Vejle municipality. Both properties are DGNB certified, with Middelfart having achieved DGNB Gold and Gårslev DGNB Platinum.
“With Nordhusene headquarters less than 15 min. drive from both properties, we see significant operational synergies in adding the properties to our platform, and growing our platform in general in Denmark’s Triangle region also makes a lot of sense in terms of future demand for this type of housing product, which is especially sought after by the growing senior population,” continues Jacob de Lichtenberg.
The seller, Birch Ejendomme – a Danish residential developer with whom Niam has a long and successful transaction track record – also expresses its satisfaction with the transaction.
“We are pleased once again to be able to deliver a high-quality project to Niam, which for many years has been a steady and valuable partner for us. The transaction also highlights the strong demand we are experiencing for modern terraced housing projects in growing regional cities, where vacancy rates are at record lows and investor interest is high,“ says Thomas Bertelsen, CCTO at Birch Ejendomme.
