Following a period of subdued market activity, the sale of commercial and investment properties is gaining momentum again – and Nordicals expects this positive trend to continue.

 

A major and significant property transaction – by local standards in both Haderslev and Southern Jutland – has now been successfully completed.

 

The transaction involves a total of 10,902 square metres in the centre of Haderslev. The investment portfolio consists of 4,873 square metres of commercial leases, 3,587 square metres of residential leases, and 2,442 square metres of basement/parking basement space.

This real estate transaction, valued in the high double-digit million DKK range, is the largest in Haderslev in many years.
“It is, of course, satisfying that we have successfully completed the sale of this impressive and distinctive property portfolio in a central location,” says René Damkjær, Partner and Commercial Real Estate Agent at Nordicals Southern Jutland.

“What makes this property particularly unique and interesting is that it is a contiguous block property with a highly attractive location on Storegade and Gravene, right in the heart of Haderslev, between the pedestrian street and Gravene Square. The large and open urban space creates a fantastic city environment, where some restaurants offer outdoor seating during the summer,” René Damkjær highlights.

 

The majority of the buildings within the block were constructed between 1991 and 1993.

The “Haderslev City Centre” portfolio was previously owned by a limited partnership investment group, which has held the property for the past 20 years. The sale is part of an age-related generational transition.

 

The former owners have continuously maintained the property and made ongoing improvements, ensuring the buildings remain in good condition.


The new owner of the nearly 11,000 square metres of commercial and residential rental space is Bo-To Ejendomme, headquartered in Vejle, with a local office in Haderslev, among other locations, due to several property investments in the Southern Jutland town.

“Once again, we have made a solid investment in Haderslev, as all factors – including price, yield, property condition, and potential – are favourable,” explains Tomas Kjær Andersen, CEO and co-owner of Bo-To Ejendomme.

 

With this acquisition, Bo-To Ejendomme’s total property portfolio in Denmark now exceeds DKK 2.5 billion.
