A brown-to-green conversion project targeting DGNB Gold certification and a significant improvement in energy performance, in the Nordics' strongest hotel market with record overnight stays and resilient revenues per room.

Slättö expands in the Danish market with the acquisition of a landmark property in central Copenhagen’s Vesterbro district. The asset, acquired from Commercial Real Estate Denmark, a consortium of Danish funds and institutional investors, will undergo a complete renovation and conversion from obsolete offices to a 169 room apart-hotel under a long-term lease with award-winning hospitality operator Bob W.

“This is a milestone investment for Slättö, marking our continued growth in Denmark and a very strong start for our Value Add III fund,” says Erik Dansbo, Chief Investment Officer at Slättö. “Together with earlier acquisitions in residential and logistics light industrial, this project reflects the strength of our investment strategy and execution capacity across sectors.”

“Denmark is a strong real estate market with transparency, liquidity, and international investor appeal. This is why Slättö as a leading Nordic real estate fund manager aims to grow in the country and our investment in the Halmtorvet project is a natural step on that journey,” says Anders Østergaard Hansen, Country Head Denmark at Slättö.

Originally built in 1961 and formerly used as a police headquarters, the property is ideally located on Halmtorvet Square, opposite the city’s iconic Meatpacking District (Kødbyen) and just minutes from Copenhagen Central Station and the M3 metro line. Construction is scheduled to begin in Q1 2026, with opening in Q4 2027.

This project represents a classic value-add and brown-to-green opportunity, combining architectural preservation with significant energy upgrades. The building’s energy performance will be significantly improved, with the ambition to achieve DGNB Gold environmental certification.

“This transaction is a continuation of one of our thematic strategies in the hospitality sector — converting underutilized buildings in prime urban locations into modern, high-performing hotels. Transforming this landmark building will contribute lasting value to the district and the city as a whole,” says Erik Möller, Head of Hotels at Slättö. “We are pleased to deepen our partnership with Bob W, who is already our tenant in two successful hotel projects in central Helsinki.”

Copenhagen is the strongest-performing hotel market in the Nordics, driven by international travel, diversified demand, and limited new supply in the coming years. Overnight stays have surpassed 2019 levels for three consecutive years, and revenue per room has remained resilient despite an increase in availability. Interest from international investors is high.

“Copenhagen has long been an important city for us - not only as the leading Nordic travel destination, but also for its global reputation in sustainability, design, and culture,” said Niko Karstikko, CEO and co-founder of Bob W. “With one successful property already operating here, we’re proud to strengthen our presence in the capital”.

Bob W is a tech-powered hospitality brand blending the style and consistency of a lifestyle hotel with the flexibility and local comfort of a home. With properties live across 19 cities throughout Europe, Bob W is rapidly growing in both existing and new markets.
