”Stockholm, just steps from Stureplan and Humlegården. The buyer is Folksam Group.

Art8n combines a prime inner-city location with a strong sustainability profile and modern, efficient office solutions. We are pleased to hand over a well-performing asset that reflects our focus on long-term value creation,” says David Neil, CEO of Genesta.

Since acquiring the property in 2020, Genesta has executed a comprehensive upgrade program focused on technical improvements and enhanced tenant experience. In September 2024, Art8n achieved BREEAM In-Use Excellent, reflecting several strategic sustainability initiatives, including advanced lighting systems, a modern building management system, improved bicycle facilities, EV charging, a circular re-use room and the transformation of the inner courtyard into a green tenant oasis.

In addition to the environmental upgrades, Genesta has also modernized the lobby and the courtyard, refreshed multiple tenant areas and improved the overall functionality — ensuring that Art8n meets contemporary workplace expectations.

”During our ownership, we have focused on strengthening the overall experience of the building. With these upgrades in place, Art8n is well positioned for its next chapter under Folksam’s ownership,” says David Neil.

Cushman & Wakefield and Roschier advised Genesta in the transaction.
