Blackstone-owned Mileway has agreed to a long-term lease renewal and expansion with INR Försäljning Sverige AB at Tobaksfabriken. The agreement includes a new 4,500 sqm building extension, increasing the company’s total occupied area to approximately 14,500 sqm once the expanded space is ready for handover in early January 2027.
INR, a Swedish producer of premium bathroom interiors rooted in Scandinavian design principles, has a longstanding base in Malmö where it carries out production, warehousing and office functions. The expanded premises support the next phase of the company’s growth.
The new space is designed to enhance operational efficiency and sustainability. It will feature a purpose-built 4,500 sqm production and warehouse building with a 10 metre roof height, new dock and overhead doors, and a ramp connecting to the basement for improved access. As in the space currently occupied by INR, LED lighting and smart meters will be installed throughout the new space to support energy-efficient operations, and the roof structure is designed to accommodate future solar photovoltaic panels. The expansion respects Tobaksfabriken’s historic character, preserving its brick façade while incorporating modern materials in a way that complements the existing architecture.
Tobaksfabriken offers over 85,000 sqm of flexible commercial space that supports a mix of light industrial, warehousing, office and customer-facing activities. Its location in Malmö’s Östra Hamnen district provides excellent access to major motorway routes, coastal shipping channels and city distribution networks, ensuring efficient regional and international connectivity.
“We are pleased to support INR’s continued growth at Tobaksfabriken, a location that continues to prove its strategic value for our customers. The upgrades we are delivering - from LED lighting and smart metering to future-ready rooftop capacity for solar power - will help INR strengthen the energy efficiency of their operations. We look forward to continuing our strong partnership,” says Jacob Goldmann, Country Director Sweden at Mileway.
“Expanding at Tobaksfabriken allows us to increase capacity at the heart of our production and logistics. The improvements Mileway is implementing will support not only operational performance but also long‑term sustainability, which is central to how we design, manufacture and deliver our products. We appreciate Mileway’s collaboration throughout this process and are pleased to be deepening our commitment through this long‑term agreement,” says Joakim Hansson, Production Manager at INR.
