Backaheden's cost to complete the project on the property is limited to SEK 95 million, whereby incoming tenant Hedin Helsingborg Bil AB has undertaken to cover all possible excess costs. Part of the liquidation for the acquisition was paid in cash and the remaining part was paid through a sales charge of approximately ten million, which was offset against 151,515 shares in Backaheden at a subscription price of SEK 66 per share. The decision on the offset issue was made by the board with the support of authorization from the annual general meeting, which was submitted on April 4, 2023.
On the property, a project is underway for the construction of two buildings intended for car dealerships under the brands Mercedes and BYD, which is carried out according to a turnkey contract with Tuve Bygg AB.
The property has a total land area of 9,145 square meters with a preliminarily 3,387 square meters of lettable area. The initial annual dividend yield is expected to amount to 7.0 percent. A 15-year long lease agreement has been entered into between the company and the incoming tenant Hedin Helsingborg Bil Aktiebolag, which conducts car sales and belongs to the car trading group Hedin Mobility Group AB, and a 10-year long lease agreement has been entered into between the company and Dekra AB, which conducts activities in car testing and car inspection and is a leader in Europe and the world.
