Tyresö Municipality is currently a tenant in the property Forellen 19, located in the center of Tyresö. The Company and the Municipality have now entered into a new 15-year lease agreement. The new lease, which is based on the year 2023, includes full indexation (100 percent) if the consumer price index (CPI) is between 0–4 percent, and 50% indexation for CPI increases above that range. The lease will come into effect following a major renovation of the property. The building comprises approximately 8,390 square meters, and the project is expected to be completed within two to three years.
Upon completion, the building will achieve at least the Miljöbyggnad 4.0 Silver certification. The carbon emissions for the renovation are estimated at 73 kg CO2 per square meter, which compares favorably to the requirement for newly constructed buildings certified under Miljöbyggnad Gold, where emissions must not exceed 250 kg CO2 per square meter.
“We are very pleased to have reached such a long-term solution with the municipality, which will provide us with strong cash flows for many years. We would also like to thank the municipality for a well-structured and thoughtful process,” says Elias Georgiadis, CEO of Stenhus Fastigheter.
“We are truly looking forward to moving into modern, activity-based offices in the same citizen-centric location we have today. Collaboration, sustainability, and a strong focus on the residents of Tyresö have been key principles in the planning of our new municipal building, and we are confident that we have all the prerequisites for success,” says Anita Mattsson (Social Democrats), Chair of the Municipal Executive Committee.
