The first transaction comprises five properties across Finland with an underlying property value of EUR 21.6 million. The properties are fully leased to and acquired from Tokmanni in a sale-and-leaseback transaction. In connection with the transaction, Tokmanni has signed 10-year lease agreements for the properties.

 

The five properties are located in Eurajoki, Kuopio, Pälkäne, Sibo and Sodankylä and have a leasable area of ​​approximately 15.700 square meters. Four of the properties have been built in 2024, and the property in Kuopio will be completed in the fourth quarter of 2025. The transaction was signed on 8 July 2025 and the takeover of four of the properties will take place on 9 July 2025, while the takeover of the acquisition of the property in Kuopio is planned for the fourth quarter of 2025. The transaction is being carried out as a company acquisition and will be financed in the long term by a local bank with a loan-to-value ratio of approximately 50 percent.


The second transaction concerns the acquisition of a Prisma supermarket in Tuusula in the Helsinki region with an underlying property value of approximately EUR 39.8 million. The property has a leasable area of ​​approximately 9.300 square meters and is leased to the S Group under a long-term lease. The property is currently under construction and is expected to be completed in the third quarter of 2026.

 

The property was acquired from the Nordic real estate investor and developer Nrep, which is responsible for the completion of the construction under a forward funding agreement. The transaction, which was carried out as a corporate acquisition, was signed and completed on July 8, 2025 and will be long-term financed by a local bank with a loan-to-value ratio of approximately 50 percent.
