The buildings were completed in 2023 and have a total lettable area of approximately 4,700 sqm. They are fully leased to well-established tenants with a weighted average lease term exceeding 6 years. The properties have been developed with high energy performance and will be certified in line with South Bay’s sustainability strategy. The potential installation of rooftop solar panels is currently being evaluated to further enhance the environmental profile of the buildings.

This transaction marks South Bay’s fourth investment since inception. Including ongoing development projects, the portfolio now totals around 140,000 sqm of modern logistics space in prime geographic locations characterized by strong tenant demand and excellent connectivity.

“The acquisition at Landvetter is fully in line with our strategy: strong tenants, modern buildings, an exceptional location, and a stable cash flow profile. The Gothenburg region is increasingly strengthening its position as one of the Nordic region’s most important logistics hubs, and we are pleased to now be part of this development,” says Felix Paljak, CIO and Partner at South Bay.

The properties are located in Airport City Gothenburg – an area undergoing strong growth and recently named the Nordic region’s top logistics location by Dagens Logistik. The proximity to the airport, highway, and the region’s container port provides unique conditions for efficient logistics, both nationally and internationally.

The seller is a private party, and the transaction has been carried out as a share deal.

South Bay was advised by Real Advokatbyrå in the transaction. Panreal and MAQS represented the seller.
