Kokoelmakeskus Ky invested in Kiinteistö Oy Mastolan Keskusvarasto in 2016. During its ownership, Capman Real Estate actively developed the asset and transformed the former logistics property for community use. Following a phased refurbishment, Mastola achieved an A energy efficiency rating and met EU Taxonomy requirements. Its 35,000-square-metre main building was fully leased to Senate Properties. As a result, both the sustainability profile and the financial value of the asset increased significantly.

 

Mastola now serves an important public role as a research, storage, and conservation centre for the Finnish Heritage Agency, which is the main user of the property. The building is leased to Senate Properties under a long-term lease agreement.

The asset was sold through an open market process to the Capman Social Real Estate Fund. CMSRE invests in long-term, stable cash-flow-producing properties intended for public use.

“Mastola is an excellent fit with the fund’s strategy, as this unique asset used by the Finnish Heritage Agency is almost fully leased under long-term agreements and therefore represents a stable investment,” says Robert Feldt, Fund Director, CMSRE.
