The Landvetter property is Panattoni’s first fully completed project in Sweden, where the company has managed the entire value chain – from land acquisition and speculative development to leasing and final divestment. The project was developed in collaboration with the investor Sunrise Real Estate.

 “Landvetter is our first fully completed project in Sweden, and this transaction confirms our strategy. At the same time, we continue to invest in the Gothenburg region. This summer, we will complete a new facility in Mölnlycke, which is already partially leased. The region shows strong demand, and we see long-term potential here,” says Fredrik Jagersjö Rosell, Managing Director, Panattoni Sweden.

 

 The property is strategically located adjacent to Route 40, with direct access to Landvetter Airport and the Port of Gothenburg. The project was carried out as a brownfield development, where an existing industrial building was demolished to make way for a modern logistics facility.

 

The building is certified BREEAM Excellent and has been developed with a strong focus on sustainability, including the reuse of significant amounts of material from the previous structure on site. The roof is prepared for solar panels, and the property is equipped with electric vehicle (EV) charging infrastructure tailored to the tenant’s needs.

 

Throughout the development and transaction process, Panattoni collaborated with its legal advisors Gustaf Ström and Emil Alexandersson and their team at DLA Piper, whose support was key to ensuring a smooth and professional transaction. Cushman & Wakefield acted as sales advisor, and the construction was carried out by MVB Väst AB.

 

Panattoni acquired the Landvetter property in 2023. In late 2024, the project reached a key milestone with its topping-out ceremony, celebrated together with partners, tenants and representatives from Härryda Municipality. The tenant took occupancy of the completed building in 2025.

 

At the same time as the Landvetter transaction is completed, Panattoni continues to expand in the region. Panattoni Park Mölnlycke, comprising 45,000 sqm of modern logistics space, will be completed this summer. Interest in the project is strong, with 21,000 sqm already leased.
