Newsec is responsible for the management of Folksam’s commercial property portfolio, including commercial, technical, and financial management. The assignment comprises 52 properties totaling approximately 530,000 square metres, primarily located in Stockholm, Gothenburg, and Malmö.

“We have seen strong interest from tenants seeking more than just office space. Publique offers a concept where workplace, services, and community are integrated. The shared rooftop floor has been a clear differentiating factor, while the property’s location and character create an attractive overall offering,” says Marie Meyer, Head of Letting for Folksam Fastigheter at Newsec.

The property Ormen Större 20, owned by Folksam Fastigheter, comprises approximately 7,300 square metres in total, of which 3,600 square metres is office space. Two of the three newly signed tenants have already taken occupancy, and the third will move in before the summer. Tenants include the architecture firm Equator Stockholm, Reform Society, and Noos. Coop remains in the ground floor retail space. Currently, two office units remain vacant, measuring approximately 700 and 877 square metres, respectively.

“We were immediately convinced – this was the first office we viewed and also the one that felt most right. It offers a premium feel, but in a modern and not overly formal way,” says Clara Calmered, Partner at Noos.
