Finland — Capman Real Estate has sold the Seminaari School property located in central Hämeenlinna, held by the Capman Nordic Real Estate III fund (CMNRE III). The faster than originally planned implementation of the business plan allowed the early exit of this public use property leading it to significantly exceed the return targets of the original underwriting. The buyer is real estate investment company Hemsö.

Finland — The Municipality of Hollola is selling the social and healthcare centre to the Swedish property investor Hemsö.

Finland — Hemsö is strengthening its collaboration with the City of Lahti through the acquisition of the Salpausselkä secondary school, which accommodates 650 students. In connection with the acquisition, a new 20-year lease agreement has been signed with the City of Lahti. The lettable area is 8,700 square meters. The investment amounts to EUR 17.6 million.

Sweden — Swedish real estate investor Revelop has acquired a portfolio of three social infrastructure assets in local district centres across Greater Stockholm. The assets, totalling approximately 8,000 square metres of lettable area, are primarily leased to healthcare services. The seller is Hemsö.

Sweden — Hemsö has appointed Anna Lindin as the new Regional Director for the Northern Region, based in Västerås. She will assume her position in August 2025.

Finland — Hemsö is developing a new primary and preschool school with space for 850 students in the Pasila district of Helsinki. A 20-year lease agreement has been signed with the City of Helsinki. The leasable area for the school building is 7,200 square meters, with an additional 3,400 square meters for the schoolyard.

Sweden — Hemsö has entered into a 20-year lease agreement with Lund International School for a new primary school with space for 450 students and a lettable area of ​​5.100 square meters.

Sweden — Hemsö and Lantmännen Fastigheter's jointly owned company, Lanthem, has acquired a community property in Eslöv with the Swedish Police as the largest tenant. The seller is Skånes Företagsservice AB.

Sweden — Hemsö and ARE have entered into a joint venture to develop a new municipal school in central Cologne. The school will have a lettable area of 23,000 square meters, accommodating 1,000 students aged 11 to 18. A 25-year lease agreement has been signed with the City of Cologne. The investment amounts to EUR 160 million.

Finland — Hemsö is developing a new 4,300 square meter healthcare center for substance abuse care in Tallbacken in Turku. A 20-year lease agreement has been signed with the Wellbeing Services County of Southwest Finland Varha. Hemsö’s investment amounts to EUR 15 million.

Finland — The City of Helsinki has chosen Hemsö in a public procurement for the acquisition and re-development of Vallila Primary School, which will accommodate 350 pupils from grades 1 to 6. The City will sell the existing school building to Hemsö. During the spring, Hemsö and the City will sign a 20-year lease agreement regarding the school’s 3,500 square meters.

Finland — Hemsö and Senate Properties have signed a new 15-year lease agreement comprising 31,000 square meters for the judicial administration's existing premises in the Helsinki Court House in Salmisaari.

Finland — Turku International School is relocating to Hemsö’s property in the Kupittaa neighbourhood. The City of Turku has signed a 20-year lease agreement.

Sweden — Hemsö has signed a 15-year lease with the school group Academedia for the rental of the Odin School in central Gothenburg.

Finland — Hemsö has been awarded a lease agreement by the City of Helsinki in a public procurement. The city will rent premises for two upper-secondary schools for the arts in Helsinki. An extensive redevelopment will be carried out on the property at Siltavuorenpenger, which Hemsö acquired in 2021. The lease agreement has a 15-year term, and the lettable area is 5,000 square metres.

Sweden — Hemsö’s shareholders make an equity injection of SEK 1.0 billion.

Sweden — Odinsskolan is a historic school building in central Gothenburg with an attractive location. The building has a lettable area of approximately 4,000 square meters and the investment amounts to approximately SEK 170 million (approximately EUR 14 million).

Finland — Hemsö is developing a preschool in the Herttoniemi district of Helsinki. A 25-year lease has been signed with the City of Helsinki.

Finland — Hemsö has acquired the Kymenlaakso Psychiatric Hospital in Kouvola, Finland, from Kymsote (joint municipal authority for Kymenlaakso social and health services). Kymsote will continue to run the hospital and has signed a 20-year lease agreement. The investment amount is EUR 13.7 million.

Nordic — SBB is selling three project properties for community services in Sweden to Hemsö, whereby Hemsö will take over responsibility for financing the projects and an office property in Norway with partly public tenants that is sold to local investors.

Sweden — Hemsö develops the new District Court in Vänersborg. The lease agreement with the Swedish Courts Administration is for 15 years. The investment amounts to approximately SEK 300 million. Hemsö is carrying out the project in collaboration with Fojab.
