The building will accommodate 70 long-term elderly care places and 100 places for rehabilitation and assessment. The facility is being developed in the Luolavuori district in central Turku.

“The building is being designed with a high degree of flexibility, enabling the premises to be adapted to future needs for elderly care and senior housing. For example, certain spaces on the upper floors may in the future be converted into residential units,” says Simo Karjalainen, Project Development Manager at Hemsö in Finland.

The surrounding pine forest will remain a natural part of everyday life for both residents and staff. Existing vegetation on the site will be preserved as far as possible, and the courtyards will be landscaped with a variety of native plant species.

Construction is scheduled to begin in autumn 2026, with completion and occupancy expected in spring 2028. Hemsö’s ambition is to certify the building according to BREEAM Excellent standards. The building contractor is NCC.

Hemsö owns more than 200,000 square metres of elderly care facilities as well as social and healthcare properties in Finland. The new development will be one of Hemsö’s total of twelve properties in Turku. Egentliga Finlands välfärdsområde Varha is Finland’s third-largest wellbeing services county by population and the second-largest in terms of number of employees.
