The annual rental value amounts to SEK 124 million. The acquired properties create a strong platform for continued growth in the Öresund region and complement Emilshus’ existing portfolio in Småland, Östergötland, and Halland.

 

The acquired properties are located in western Skåne in cities such as Helsingborg, Landskrona, Malmö, Staffanstorp, and Trelleborg. 70 percent of the properties consist of light industrial and warehouse facilities. The total leasable area amounts to 124,000 square meters. Among the major tenants are Hitachi Energy, Flint Group, Trelleborg Municipality, SWEP International, Freudenberg Technologies, and Region Skåne. The financial occupancy rate is 95 percent, and the average remaining lease term is 4.7 years. The seller is Acrinova. The transfer of ownership will take place on September 1, 2025. The portfolio includes three development properties that will be acquired upon completion, which is expected around the turn of the year 2025/2026.

Three of the management properties will be subject to formal acquisition conditions under the law on the review of foreign direct investments but are expected to be acquired simultaneously with the other management properties.

 

The acquisition is carried out in a corporate structure and is financed through equity and bank loans. The seller’s execution of the transaction is conditional upon approval at Acrinova’s annual general meeting on May 6, 2025. Existing shareholders, representing approximately 57.7 percent of the votes in Acrinova, have committed to voting in favor of the transaction at the AGM.
