"We are pleased with the acquisition of these two project properties, which, upon conversion to residential use, will emphasize preservation and circularity. The acquisition aligns with our strategy to build sustainable housing in centrally located areas," says Rickard Langerfors, CEO of Klövern.

The Örnsberg area is undergoing transformation from an office and industrial zone into a mixed-use urban environment with housing, preschools, and commercial spaces. Klövern plans to construct approximately 270 apartments, along with a smaller share of commercial space and underground parking. The properties will be tenanted by commercial tenants at the time of transfer.
"The old brick buildings will be preserved and expanded with additional floors, similar to our urban transformation project in Kista. By reusing structural and façade elements, we will develop modern homes that appeal to a wide demographic – from smaller to larger households," says Sofia Bredberg Hanser, Head of Business Development at Klövern.

The properties are located near Lake Mälaren, adjacent to Aspudden. The zoning plan is expected to be adopted in Q4 2025, with construction planned to start about six months after legal approval. Following this transaction, Vincero retains development rights for approximately 200 residential units in the area.
"This sale is an important step in our strategy to streamline our development portfolio toward new residential construction in strong locations in the Stockholm region," says Andreas Rutili, CEO of Vincero Fastigheter.
