Delivered in three phases and completed in September 2026, the project demonstrates how close collaboration between tenant, landlord and public-sector stakeholders can successfully transform an existing office building through refurbishment rather than new construction.

Environmental performance was a key focus throughout. Rather than demolishing and redeveloping the building, the works focused on extending the life of the asset through energy optimisation measures, including upgraded technical installations and the conversion of existing lighting to LED solutions. Where possible, materials, kitchenettes, fittings and other interior components were reused or reconditioned, reducing waste and resource consumption while improving the indoor environment and overall workplace experience.

Capman Real Estate also performed a major roof renovation at the site, including the installation of what has been described as Scandinavia's largest integrated solar roof, further supporting the property's long-term sustainability performance. The solar roof is forecast to generate nearly 600,000 kWh of renewable electricity per year, covering over 60% of the building’s electricity demand and reducing annual carbon emissions by 60 tonnes of CO₂. The project has also increased the asset’s Energy Performance Certificate (EPC) rating from B to A and contributed to an upgrade of its DGNB Buildings in Use certification from Silver to Platinum, the highest possible sustainability rating awarded by DGNB.

“Existing buildings reward the investment made in them, provided it is directed to the right places. At Stationsparken, active asset management meant upgrading technical installations and improving the indoor climate for the Administration, while also expanding electric vehicle charging infrastructure and investing in solar energy across the property. These improvements have enhanced the building's certification and demonstrate how tenant experience and asset value can reinforce one another,” says Alex Jacobsson, Head of Asset Management Denmark at Capman Real Estate.

The renovation was carried out in partnership with the Danish Veterinary and Food Administration and the Danish Building and Property Agency (Bygningsstyrelsen), creating modern, flexible and attractive office environments tailored to the needs of a public-sector tenant. The project represents a long-term investment in employee well-being, operational efficiency and the future value of the property. Stationsparken is a major office property in Greater Copenhagen owned by the Capman Nordic Real Estate III Fund. Acquired by Capman’s fund in 2022, the property comprises approximately 28.368 square metres and is home to several Danish public-sector authorities.

Beyond the environmental and workplace benefits, these investments are designed to support long-term financial returns through lower operating costs, stronger tenant retention, improved building competitiveness and increased property value, creating long term value for the funds investors.
