KLP Eiendom is one of Scandinavia's largest real estate companies through investments in office buildings, shopping centers, hotels, plots of land and projects in several of Scandinavia's largest cities. KLP recently decided to enter the residential rental market.

"We want to further diversify our real estate investments. Residential rental is a large part of the real estate market and we also want to be exposed to this market in the future. Ulven Boligutleie AS owns the property Selma Ellefsens vei 9, which was completed in 2023. The property is located in Ulven, which is part of Hovinbyen - Oslo's largest urban development area. The building consists of approximately 12,500 square meters divided into 198 units. Fully let, annual rental income amounts to NOK 49.3 million. The seller is Quality Living Residential AS, a company facilitated by Baard Schumann and Pareto Securities AS. The takeover will be carried out during March.

The property is one of the few investment opportunities within newer rental farms of a significant size in Oslo, and the property therefore fits well into KLP Eiendom's plans for investments within residential rental," says Tov Sønsterud, Investment Director at KLP Eiendom.
