The building spans approximately 64,000 sqm, with planned expansion potential of at least 20,000 sqm. The plot covers 266,000 sqm, including 154,000 sqm paved with permeable stone to naturally manage stormwater. The steel structure weighs 2,500 tonnes, and the building’s perimeter is roughly one kilometer.
Energy needs are met with a geothermal system featuring 60 boreholes, each 300 meters deep. A solar power installation, soon to be Norway’s largest, with a capacity of around 7,500 kWp is being installed. Approximately 2,400 lighting fixtures and 100,000 meters of electrical cable have been fitted, alongside roughly 50,000 meters of sprinkler pipes. The pump station is the size of a single-family house. The automated high-bay warehouse stands 36 meters tall and can store up to six times as many pallets as a conventional 12-meter rack warehouse on the same footprint.
Construction began in 2021, and over the past three years, the project has progressed from land acquisition to final handover, on time and on budget.
“The seller and Ahlsell have dedicated thousands of hours to realize this project, and it is an impressive property that Niam now formally takes over,” says Morten Roland, Country Manager at Niam.
“We are proud to have delivered a building with high sustainability ambitions, including Norway’s largest solar installation. Our dual role as both developer and turnkey contractor has been a key success factor in such a complex project. A big thank you to Ahlsell and Niam for the trust and excellent collaboration throughout the development process,” concludes Espen Danielsen of LC Contractor.
The transaction aligns with Niam’s strategy to invest in scalable, energy-efficient logistics assets in key Nordic locations.
