The detailed development plan for Venturi Fastigheter’s Södra Stigamo Tokarp project gained legal force in December 2025, marking a decisive step in the continued development of one of Sweden’s most attractive logistics locations. From the area, 80 per cent of Sweden’s population can be reached within four hours. The site, located adjacent to the E4 motorway in Vaggeryd Municipality, directly south of Jönköping, comprises a total land area of 575,000 square metres with development rights of 345,000 square metres for warehousing, logistics, industrial activities, business operations and services.

 

The plan enables the continued expansion of the logistics hub in Södra Stigamo, where companies such as Bring, PostNord, PostNord TPL, DFDS, Dachser, DHL, Budbee and Emotion Logistics are already established.

 

The detailed development plan is divided into two plots of 325,000 and 250,000 square metres of industrial land, respectively. The site coverage ratio is 60 per cent, and buildings of up to 30 metres in height are permitted. The plan also enables a new traffic solution providing direct access to the Södra Stigamo interchange on the E4, as well as to National Road 30 towards Växjö.

 

Venturi Fastigheter acquired the Tokarp 3:7 property in 2021 and immediately initiated the planning process for the first phase of development. However, the plan was appealed by the Swedish Transport Administration, citing interference with the future establishment of a nationally significant railway connection between Byarum and Tenhult. As a result, the County Administrative Board decided to revoke the municipality’s adoption of the plan. In connection with this decision, the agreement for the sale of the first development phase entered into by Venturi was also terminated.

 

Following the revocation of the plan, work commenced in June 2024 on a revised and expanded planning process that also includes phase two, which Venturi had previously acquired from Sveaskog. This revised approach, carried out in close cooperation between Vaggeryd Municipality, Venturi, the Swedish Transport Administration and the County Administrative Board – with a new plan design and new traffic solution – has now gained legal force.
