Construction commenced in April 2025, and the first tenants are expected to move in in June 2026.

Under the transaction, H2 will continue to be responsible for project execution and construction, while Realy Bostad will assume the role of long-term owner and asset manager, with responsibility for leasing the apartments and selling the terraced houses. The content and design of the project have been jointly adapted to ensure a product that meets high standards of quality, sustainability, and long-term functionality.

“Torghusen represents an important step in our growth journey and is a clear example of how we continue to build our portfolio of residential properties for long-term in-house management in attractive and growing urban areas. We look forward to deepening our collaboration with H2 through this acquisition, which fits well with our long-term portfolio strategy and meets a clear demand for housing in the area,” says Hannes Malm, CEO of Realy Bostad.

“We are pleased to further develop our cooperation with Realy Bostad by welcoming them as long-term owners of the project. This allows us to place greater focus on project development and other exciting initiatives in the region, while continuing the construction and completion of Torghusen at Väsjö Torg,” says Rikard Hansson, CEO of H2 (Hanssons Hus AB).

Torghusen is located in the rapidly emerging district of Väsjö Torg in Sollentuna, where urban life is combined with close proximity to nature reserves, lakes, running and cross-country skiing trails, as well as the Väsjöbacken ski and cycling area. The project contributes to the creation of a vibrant local centre with residential units above grocery retail and services—an urban development approach that strengthens both the place itself and everyday life for residents.

The residential units will be certified in accordance with Miljöbyggnad Silver 4.0 and will be equipped with energy-efficient systems, solar panels, and digitalised property management.

For Realy Bostad, Torghusen represents a further step in the company’s long-term strategy of developing residential properties for its own management. By the end of 2026, this acquisition will bring the company’s portfolio to approximately 790 completed residential units under long-term ownership and management. The total portfolio amounts to approximately 1,350 residential units, including projects at various stages of development as well as additional acquisitions that have not yet been publicly announced.

For H2, Torghusen at Väsjö Torg is an exciting and inspiring project featuring several innovative solutions that combine housing, retail, and services in a growing area. The collaboration with Realy Bostad enables H2 to continue its expansion to meet demand for more long-term residential environments with a strong focus on sustainable construction in the Stockholm region.
