The transaction is a strategically important step for both parties and is rooted in a shared ambition to develop modern and sustainable housing in high-growth locations in Stockholm. Trollvagnarna is being developed on the former site of Sollentunamässan and represents a key part of the transformation of central Sollentuna. The new block will help create a more vibrant district with high-quality design and strong access to public transport. The clear alignment between the parties has guided the process and laid the foundation for an effective collaboration.

“For Resona, this transaction marks an important starting point for a long-term and value-creating partnership with Hines. Our shared vision and strong alignment create the right conditions for developing attractive new residential blocks and delivering more successful projects together in the future,” says Johan Bonander, Head of Business Development at Resona.

For Hines, it has been essential to partner with an actor capable of assuming responsibility throughout the entire process and ensuring quality in both development and execution.

“We at Hines are extremely pleased to soon break ground on a project that will form the basis for a long-term partnership with Resona. We look forward to getting started, and with this transaction we strengthen our position in the residential segment in Stockholm. Many thanks to Resona for the excellent cooperation throughout the transaction,” says Staffan Unge, Country Head and Senior Managing Director, Hines Nordics ApS.

Resona is now commencing construction of the project. By assuming responsibility for the entire value chain, including in-house construction, the company can deliver projects of this size and complexity efficiently and sustainably.

“This is an important transaction aligned with our growth strategy and our ambition to develop sustainable housing in attractive, transit-oriented locations. Since acquiring the development rights in April, we have had a productive collaboration with the Municipality of Sollentuna and share a common vision for the development of this exceptional site in central Sollentuna,” says Fredrik Bele, CEO of Resona.

The Trollvagnarna block has a strong sustainability profile, which has been a priority for all parties involved. The carbon footprint amounts to 216 kg CO2-eq per square metre GFA, well below current benchmarks for new development. A major contributing factor is the reuse of the garage structure from the former Sollentunamässan.

The transaction was executed with Advokatfirman Skierfe and Northcap Advisory acting as advisers to the seller.
