The planned building will comprise approximately 5,800 square metres of gross floor area (GFA) and will be constructed adjacent to the historic cultural environment surrounding Sätra Gård. The location combines proximity to nature, local services, and public transport with direct access to the Sätraskogen Nature Reserve.
“Stockholm estimates that around 60 new elderly care homes will be needed to meet both current and future demand. We are therefore particularly proud to be developing a new care home in Sätra together with Vardaga. The project combines care, architecture, and placemaking in a way that we believe will create significant value for both residents and the local community,” says Anton Bergkvist, Business Development Manager at Sehlhall.
Sätra Gård dates back to the 14th century, while the existing buildings originate from the 18th century. The estate also gave its name to the Sätra district. The design of the new care home is based on the site’s cultural heritage values and topography. The building is planned to be terraced down towards the historic estate environment, reducing its perceived scale while creating generous outdoor spaces for residents.
All care units will have access to private rooftop terraces, providing opportunities for outdoor activities, social interaction, and recreation. The design aims to create a care environment where nature, physical activity, and well-being become integral parts of everyday life.
To the north of the property lies the Sätraskogen Nature Reserve, while Mälarhöjden Riding School is within walking distance. Together, these qualities create favourable conditions for a care home with close access to both natural experiences and local community life.

The zoning plan is expected to be adopted in December 2027. Occupancy under the lease agreement is anticipated to commence in spring 2030.
