The two acquired properties, Långskeppet 1 and 4, are anchored by grocery retailers City Gross and Lidl, with complementary offerings in the discount retail sector, including Jysk, ÖoB, Dollarstore, and XXL. The properties are located on the expansive western side of Överby, next to strong neighbors such as Ica Maxi, Eko, and Stora Coop. Arwidsro will take possession on March 31, 2025.

“The acquisition in Överby is an optimal addition and complement to our existing property portfolio. We have long lacked a presence in Trollhättan, and through this acquisition, we are further strengthening our grocery retail holdings in central Sweden,” says Gustav Lilliehöök, Head of Transactions at Arwidsro.

“For us at Fastighets AB Regio, Överby has been a successful investment where we, together with strong tenants, have contributed to the continued development of the retail area since 2018 in collaboration with our local managers. The sale to Arwidsro is a natural step in our strategy to focus on selected markets and development opportunities. We have previously sold our portfolio of city properties in Trollhättan. We are proud of what we have accomplished in Trollhättan and pleased to hand over to a serious player with both a connection to and long-term ambitions for the area,” says Eric Bergström, CEO of Fastighets AB Regio.

The Överby Handelsområde, just northwest of Trollhättan’s city center, is one of Sweden's largest shopping locations, strategically located at the entrance to Trollhättan on the E45 motorway, just south of the affluent town of Vänersborg. The area is also a hub for local public transport.

“Despite the uncertainty in the financial market, we continue our growth journey. We look forward to continuing with selective acquisitions in grocery-anchored and defensive retail,” says Peter Zonabend, CEO of Arwidsro.

Arwidsro was assisted by Skirfe Advokatfirma and Panreal. Fastighets AB Regio was assisted by Kilpatrick.

In connection with the acquisition, Arwidsro is refinancing several loans through a new loan from Storebrand amounting to 1.1 billion SEK with a three-year term.
